Unique Opportunity!!! The only Alpaca breed farm, on the whole MERCOSUR - in Uruguay will be sold! The farm is located 8 km from Atlántida, near the Ruta.
The entire surface amounts to 14 ha of fertile land, a little bit upward with 5 ha of old eucalyptus wood which can be sold as a timber for heating.
The Alpacas were imported in 2005 from Chile, at present the herd consists of 60 animals.
42 of those are mares and 18 are stallions.
Some of the mares are gestating.
Their colors are beige, white, brown, and grey.

A fodder place with 4 ha for winter feeding was build and sufficient dried food exists.
Distributed on the entire area there are 4 big water places for the Alpacas.
On this base can be held up to 100 Alpacas.
The divided surfaces are equipped with electric fences.
All necessary permissions and approvals for breeding Alpacas exist and there are a lot of inquiries for acquisition of Alpacas by inland and foreign countries.
There is a large stable.
We have our own water supply with very good drinking water quality, hence, no costs originate with the water consumption.
Then there is another cistern which catches the whole rain water of the buildings roof and for every house a sewage pit.
The main house with Apartement has completely been reconditioned in 2005 and has very high ceilings.
Two rooms are equipped with timber flooring, the remainder are tiled.
The size of the main house is 115 square meter, consisting of a large foyer which also can be used as a space for bigger celebrations, to 2 bedrooms, 1 living and 1 dining room, winter garden, kitchen and bath.
In a bedroom there is an air-conditioning - cool or heat.
The living room is heated with a chimney stove which can be also used openly, the other rooms are equiped with electric heatings.
The kitchen is completely equipped with wooden furniture.
For warm water in the bath and in the kitchen electrical storage water heaters are present.
The main house is equipped with alarm installation.
There is telephone. - and DSL connection.
The connection at cable television is possible.
All areas are completely and well furnished.
The foyer is very generously and completely roofed.
Behind the main house is a big, tiled terrace with a beautiful view of the land.
The apartment has a separate entrance and has also a second entrance leading to the Terasse.
It is 29 square metres of size and has a Residential/Bed-room, 1 kitchen and bath.

On the property - apart from the main house -
there is a dwelling house for the employees
with 72 square meter floor space,
consisting of 3 bedrooms, bath and
combined residential/culinary area.
The husband works on the farm by the hour and he tought himself very good knowledge concerning breeding of alpacas.
his wife assists in the household when required.
They are very reliable, thus
one can leave the farm alone for some time.
A double garage, 1 well equiped workshop and
a BBQ area are near the main house.
A tractor with tumbril exists and further various tools.

In Atlántida there are excellent shopping possibilities,
workshops of all kind and also very good restaurants.
A 5-star hotel with a polo course, will be
established soon in the neighbourhood on the Ruta 11.

Riding arrangements are in immediate nearness.

Because the Chacra was built up with a lot of diligence, money and work , it is very difficult for the owners to give all that up, but personal reasons permit no other solution.

Conditions / Current State

The farm is inhabited and is full in the enterprise.

The condition is very good.

The wool is spun by hand, is knitted by hand and marketed by ourselves.

In the meantime the veterinarians aquired a good specialist knowledge about Alpacas.

We receive a lot of demands for the purchase of alpacas and alpaca products,

due to nearly all tv-channels reported about the farm.

Until now we arranged 3 traditional rodeos - here they are called "criolla" (See Photos below).

In addition there is a small "Parador de campo" with wood tables, benches, pizza stove, bar and 2 toilets.

Regularly visitors pass to have a look at Alpacas by which now and then, good business connections arise.

Obviously, the farm offers itself in particular for Alpaca lovers.
Business connections with regard to wool processing and also export of the animals exist.
It was very difficult to establish the first and only alpaca-farm in Uruguay, because the authorities made so many editions and the clocks turn a bit slower here.

Hence, this farm, operated by an Austrian and a German (friends of me), is the only alpaca farm in Uruguay, even in the whole Mercosur.
