The Investment Project
There exists a detailed investment project for a touristic complex
with
bungalows (cabañas), a huge pool (for children and adults), a beach
restaurant with +45 tables (indoors and outdoors) and a wellness center
with gym, tan studio, massage and a huge jacuzzi (sea view!) [see plan
and sketch in the pictures]. The complex can be run the whole year
round. Construction and operating permits are guaranteed.
The following is foreseen:
- 8 cabañas with 2 floors and 85 m², together: 680 m²
- 1 cabaña VIP with 2 floors: 100 m²
- Club House with restaurant and wellness center, 2 floors: 590 m²
- Deposit and employees area (in the basement of the Club House): 125 m²
- Totel edificated area: 1.495 m²
The expected earnings are approx. 120.000 USD a year.
The Investment
The investment can be financed 100% with bank loans with an interest
rate of approx. 8% per year. The construction will take about 18
months.
You only have to acquire the property, which costs 400.000,- USD
(approx. 100,81 USD x
m²). The completion costs of the property purchase are approx. 9% of
the sales price: Realtor's commission: 3%, notary fees: 3%, expenses
and taxes: approx.
3%.
The fees for the acquisition and realization of the project are 5%
of the total investment, in this 100.000 USD, as the total investment
is two million USD (see below). This includes the required
authorizations, procuration of the financing, planning and execution of
the construction (turnkey delivery).
The total investment consists in the following:
- Property purchase: 400.000 USD
- Completion costs of the purchase: 9% x 400.000 USD = 36.000 USD
- Construction costs (950 USD x m²): 1.495 m² x 950 USD = 1.420.250 USD
- Arquitect's royalties: 10% x 1.420.250 USD = 142.025 USD
- Total investment: 1.998.275 USD
Your costs are the following:
- Property purchase: 400.000 USD
- Completion costs of the purchase: 9% x 400.000 USD = 36.000 USD
- Acquisition and realization fees: 100.000 USD
After termination, supposing a credit volume fo 1.500.000 USD, an interest rate of 8% and a duration of 18 months:
- Bank interests: 180.000 USD
